A typical planning application includes the stages Concept Design and Developed Design. All fees shown are guideline fees and ultimately determined by the complexity of the proposal. Please get in touch to discuss your needs.

Any project beyond residential extensions and renovations, or work required to listed homes will not be covered by the guideline fees.

These guideline fees cover our architectural services only (Concept, Developed, and Technical Design stages as described). Additional services are available.

These fixed fees are the total amounts payable for our services on projects in Surrey, Kent, and Sussex.

Double-storey extensions typically fall in the higher bands due to added structural and coordination complexity.

Fees fixed based on the agreed brief—significant changes (e.g., redesigns after planning refusal) may incur additional agreed charges (£80 - £130/hr).

Free initial consultation (in-person) to assess your project, confirm the size band, discuss any likely exclusions/third-party costs, and provide a precise quote—no obligation.

Fees exclude third-party costs and disbursements, including but not limited to:

  • Other consultants e.g., topographical/site and as-built surveyors, structural engineers, party wall surveyors (and related legal fees), ecologists, or specialist advisors, if required.

  • Excludes planning application fees.

  • Building regulation submission and inspection fees.

  • Any statutory fees, printing/plotting, travel expenses beyond initial meetings, or additional services outside the agreed scope.

We will advise on likely third-party costs during your free initial consultation and can coordinate these on your behalf where appropriate (with costs passed through transparently).
