Our services are based on the RIBA Stages of Work, but simplified for convenience.

The stages presented delineate the principal tasks; however, each project is distinctive, and additional or fewer actions may be required as appropriate.

    • Home meeting and introduction

    • Formulation of brief and client requirements

    • Issue of Fee quote and agreement

    • Arrangement of Measured Survey (by others)

    • Commencement of Concept design

    • Design updates throughout process

    • Identifying potential consultants

    • Meeting and sign off for stage 3

    • Seek pre-application advice (if required)

    • Coordinate Consultant appointments (if required)

    • Develop Design

    • Implement Consultant advice (if required)

    • Meet and agree design sign-off for planning application

    • Prepare Design & Access Statement and/or Cover Letter

    • Submission of planning application

    • Attend to validation requirements

    • Communicate with council and monitor application

    • Consider Health & Safety obligations and advise accordingly

    • Plan technical stage

    • Advise on planning conditions

    • Identify and coordinate technical consultant appointments

    • Commence building regulation drawings

    • Coordinate with consultants

    • Write outline specification and/or schedule of works

    • Submit building regulations application

    • Monitor application and attend to building control comments

    • Issue updates to clients throughout

    • Advise on Health & Safety duties and requirements

    • Assist client with identifying builders

    • Arrange tender site meetings

    • Issue tender package for approval

    • Issue tender package to invited builders

    • Assist client with tender considerations and responses from builders

    • Coordinate builders insurances & Prepare contract documentation

    • Review building control conditions

    • Prepare a pre-determined set of drawings for construction

    • Administer the building contract as impartial party

    • Chair site meetings and attend inspections

    • Keep client updated on progress, quality and programme

    • Certify interim payment certificates

    • Monitor costs, quality and timescales

    • Respond to formal queries from builders

    • Issue practical completion certificate

    • Coordinate independent inspections or compile snag lists (if required)

    • Review and agree Final Accounts and Certificates
